OWNER

Mitch Newton

For the past 10 years Mr. Newton has been a principal with advisory businesses whose services include fee based operational and property management, origination of off-market opportunistic investment/development opportunities, and commercial brokerage sales and leasing.

He served as investor, developer and asset manager of a ground up multifamily project located in Crestview, FL. The property was completed in 2010 and sold in 2019 for a tertiary market record cap rate of 6.4%. He was directly responsible for managing lender, contractor, key professionals and vendor relationships, and overseeing the construction team. He established all daily operating policy/procedures and staff vetting/hiring.  The property was completed on-time (10 vs 12 months) and on-budget (5% under). Mr. Newton served as asset manager until the project reached stabilization and remained an owner until its sale in 2019.

Following the great recession, Mr. Newton utilized his early career banking workout skills in numerous income property, hotel and business turnaround engagements of struggling and mismanaged properties. After turnaround plan implementation, profitability was achieved and, in many cases, properties achieved top-tier ranking. Mr. Newton’s restructuring and management responsibilities have included daily operational control, receivership, bankruptcy filing/reorganization, debt refinance, flag conversion/renewal, PIP negotiation/completion, complex insurance solicitation/claim settlement, litigation strategy, expert testimony, and construction management.

Prior to relocating to Florida, Mr. Newton was Executive VP and Director of Loan Administration with Glenfed Capital Corp., a subsidiary of Glendale Federal Saving & Loan, a $25 billion Los Angeles based Savings Bank. Mr. Newton was one of the senior executives retained to liquidate and maximize Glenfed’s $900 million nationwide commercial loan portfolio. The retention team achieved the target liquidation goal of $700 million in less than 2 years and recovered significantly more than forecast.

Twelve years of senior banking experience followed with 20+ years of entrepreneurial ventures provide Mr. Newton with an invaluable perspective, specifically with operational, marketing, revenue management, financial, accounting/audit/tax, site selection, legal, and HR issues.

Michael Turner

Mr. Turner has 25 years of experience providing private equity, financial advisory, transactional and valuation services in transactions involving mergers, acquisitions, financings and divestitures some of which involved large real estate portfolios in excess of a billion dollars.  Michael is currently involved with commercial real estate projects including developments, hotels, entertainment & studios, creative mix-use properties, personal protective equipment, and legal cannabis and hemp businesses.

In February 2014, he purchased the assets in a niche media company in the first of several niche media companies focused on targeted markets to build a unique engagement platform that rewards users for consuming media and interacting with brands.  From 2005 to 2012, Mr. Turner was the Managing Director of The Courtney Group, a boutique merchant bank providing private equity and investment banking services. In 2008, Mr. Turner formed TL Vistas Capital Partners to focus on advising early stage and growth stage companies on strategic and financial matters.

Previously he worked for eight years at Valuation Research Corporation as a Vice President leading the West Coast practice. Michael also worked for Marshall & Stevens and Unocal Corporation. He is trained in real estate, finance, business analysis and valuation. Mr. Turner is an investor in a number of private companies in a wide array of industries.

He is active in several companies as an investor and strategic advisor.
